Our Story
Built from Frustration, Driven by Results
Forever Florida Property Management was born out of pure frustration with an industry that too often let property owners down.
For years, our team at Forever Florida Real Estate helped countless investors purchase properties across the Tampa Bay area. Almost every transaction ended with the same question: "Do you have a good property manager?"
Our honest answer? "There's no such thing as a good property manager, but here's a list of companies other investors say they don't completely hate." We'd hand over names, knowing none truly delivered what our clients needed.
Time after time, the story repeated: poor communication, deferred maintenance, frustrated owners. The complaints never stopped coming.
The Breaking Point
In 2019, a loyal investor pushed back: "You need to manage my properties. I've tried everyone on your list, and most of them couldn't work the third shift at a Dairy Queen. I need someone I can trust. Someone that manage my investment like it was theirs."
That was our wake-up call.
Our Foundation
Delia Davidson, our founder and broker, has been a licensed realtor since 1998 and is a seasoned property investor. As one of Tampa Bay's top-selling realtors, she built a reputation for honest guidance and smart negotiations.
Toby Biondi joined the team in 2010 after selling his software company and diving into property investment. He knew the same frustrations our investors faced. Initially skeptical about managing properties himself, Toby discovered that what felt burdensome for his own portfolio became rewarding when helping other owners succeed.
Taking Action
We created Forever Florida Property Management with a simple mission: deliver the service we had been searching for all along. We treat every property like our own investment, because we know both sides of the equation.

A licensed realtor since 1995 and seasoned property investor, Delia has been one of Tampa Bay's highest-selling realtors for years and continues to be today. She founded Forever Florida Real Estate in 2014 and Forever Florida Property Management in 2019, building a reputation for honest guidance and savvy negotiations.
Toby Biondi
Property Manager
After selling his software business in 2010, Toby became a property investor and later joined Delia's real estate team. As both an investor and manager, he brings a unique owner's perspective to property management operations.
